A mortgage preparation checklist for a calmer first conversation

Start with your story, not a stack of papers.

Write down what you are hoping to do, when you hope to do it, and what you want your monthly payment to leave room for. A purchase, renewal, refinance, or credit goal can each begin with a different question. Your timeline and comfort level matter as much as a number.

Gather the basics you already have.

If available, bring recent income information, a simple picture of savings and down payment funds, current debt and payment details, and an existing mortgage statement for a renewal or refinance. The exact documents needed can vary with the lender and your situation, so there is no need to guess every item before you ask.

Make space for the questions that feel personal.
